Reservation Information

We accept bookings no more than 13 months in advance.

There is a minimum two-week stay from January through April and a one-week minimum stay from May through December.

Check-ins are typically scheduled for Saturdays, although other days may be possible based on availability.

Yes, absolutely! In fact, we encourage you to do so. It is safe, easy, secure, and fast.  TEN35 Seaside uses the highest standard in SSL security on our site. After booking, you’ll receive an email confirmation of your reservation.

We need your name, address, city and state, zip code, email address, and phone number(s). We require a 20% down payment to reserve, with the balance due 30 days prior to arrival. On all stays over two weeks, balance is due 60 days prior to arrival.

We accept debit, Visa, MasterCard, American Express or Discover Card for payment.

Rental rates vary depending on a number of factors, including time of year and location in building. Please refer to the booking page for availability and rates. Rates are listed per night. The rental rate, fees, and rental listing information provided online, though deemed accurate is not guaranteed and is subject to change without notice on all websites that TEN35 Seaside advertises on.

Please add 13% state and local tax to all rate as well as a cleaning charge of $350/week, and a daily Resort Fee of $45.00
Is there a minimum age to rent?

The minimum rental age requirements for the responsible party is twenty-seven (27) years of age.  The responsible party must be present at the time of check-in and be present in the unit throughout the duration of the stay. Guest must provide proper proof of age by way of a valid Driver’s License or valid Passport and a valid credit card in their name.  The name must match the name on the reservations. No properties will be licensed to vacationing students or young adults under the age of 27 unaccompanied by a responsible parent or guardian at a ratio of four (4) young adults to one (1) adult over the age of 27. An adult over the age of 27 must be staying in the property at all times. Guests who violate this policy are subject to immediate eviction and forfeiture of all payments made to TEN35 Seaside in TEN35 Seaside’s sole discretion. In accordance with Florida Statutes, reservations made under false pretense are null and void and check-in will not be allowed, or guests will be asked to vacate the accommodation. This policy includes reservations made by parents or guardians who do not check-in, and/or who leave overnight during the length of the stay.

Maximum Occupancy for each unit is strictly enforced and includes all children and babies. A two-bedroom unit can accommodate a maximum of 4 guests with the expectation of unit 308 which can accommodate 6 guests. Three-bedroom unit can accommodate a maximum of 6 persons, including children and infants; a four-bedroom unit can accommodate a maximum of 8 persons, including children and infants. If the maximum occupancy is exceeded, you are subject to immediate eviction and forfeiture of all payments made to TEN35 Seaside at TEN35 Seaside’s sole discretion.

Day visitors are welcome. Visitors are limited to their total room count occupancy. If a unit allows for 6 people and you have less than 6 people registered to your unit; then you are allowed the number of visitors to make up the difference. For example, if you are in a three-bedroom that allows 6 people, and you have 4 people registered; then you are allowed up to 2 visitors. Any overnight guests must be registered with the office and are subject to occupancy limits.

The majority of our rental condominiums have three bedrooms and three bathrooms, although we do have a limited number of two- and four- bedroom units available to rent. All of the rental units are privately owned and turnkey furnished, so no two units are alike. Please see our booking page to explore our beachside rental residences.

For less than two week stays, no changes can be made within 30 days of arrival. For reservations two weeks and longer, no changes can be made within 60 days of arrival. All extensions are subject to availability. Changing units is considered a cancellation and all cancellation policies apply.

Cancellation Policy

TEN35 Seaside offers a full refund (excluding a $125 cancellation fee) as long as you provide timely, written notice. Notice must be provided 30 days in advance of stays less than 14 days and 60 days in advance of 14+ day stays.

NOTIFY TEN35 Seaside as soon as possible. Initial notice by phone is acceptable, but follow-up in writing is required; email from the address associated with the reservation is acceptable as written notice.

As with any vacation, the choice is yours. We encourage our guests to take out comprehensive trip insurance to cover any unexpected changes or emergencies prior to the stay to avoid costs from covered events, including some cancellations.

During hurricane season, we especially encourage our guests to consider purchasing travel insurance. Many online agencies offer coverage. The Policy is when NOAA requires an evacuation, we will rebook your stay based upon availability.

Check-in and Check-out Policies

Check-in begins after 4:00pm (EST). We ask that you do not arrive on the property prior to this time to allow our team ample opportunity to ensure the home is up to our standards. Check-out time is 10:00 am (EST). Refunds are not eligible for late arrivals or early departures.

Check in and property information will be sent to you via email 1 week prior to your arrival as long as full payment and an electronically signed lease has been returned. Please review these details in their entirety.

Our office is located on the third floor of the building. Please park in a guest spot in front of the building and enter through the elevator lobby, and take the elevator to the third-floor lobby to get your keys and parking instructions (if applicable) from our front desk associate.

If you arrive to the property early, please check in at the front office to receive your key, paperwork, and parking pass. If the unit is clean prior to the 4:00 pm check-in time, you may be able to check-in early. Requests will not be taken for early check-ins.

During high season no late check-outs will be given. During off season, if the unit is not rented the same day of your scheduled departure, late check-outs may be given. Late check-outs cannot be confirmed until the day before your departure and charges may apply.

If you plan on arriving after 5pm, please let us know prior to the check in day. Our team will email you the late arrival instructions on how to retrieve a unit fob to get into the building/your unit after hours.

Before your check-out we’d like to ask for your help with a few tasks.

1. Load the dishwasher and start the cleaning cycle.

2. Take your trash out. Trash shoots are located at the end of each hallway.

3. Double-check the property for any personal belongings that you may have missed!

4. Close and lock all windows and doors.

5. Please return all keys – there’s a $25 charge per missing key.

If you would like to rebook the same unit you are in for the same dates next year, you can do so before you depart; based upon availability.  Your reservation will require a 20% deposit and a signed rental agreement to confirm your booking and promotional discounts will apply for booking in advance.

Call our afterhours number 813-931-2725 for assistance. There is a $200 fee per incident to assist you after 10pm.

Our administrative offices are located on the third floor of the building. The offices are accessible through the elevator lobby on the ground level.

Pet Policy

TEN35 Seaside does not allow any animals in the rental units. Animals are not permitted on Crescent Beach or Siesta Beach. If TEN35 Seaside’s pet policy is violated, all guests will be immediately evicted from the TEN35 Seaside property, all payments received from the guests will be forfeited, an additional $1,000 fee will be billed against the guests, and the guests will be responsible for the expense of any necessary damages, cleaning, or mitigation efforts. Exceptions are made for Service Assistance Pets only. All documentation for Service Animals must be provided to the Front Office prior to the guest scheduled arrival date.

Smoking

TEN35 Seaside is a smoke-free environment. There is no smoking allowed in the units, in the common areas, or in and around the pool area.

Parking

You can walk to a number of shops and restaurants, but if you’d like to venture off of the island and enjoy more of what Sarasota and Southwest Florida have to offer,  you may want to drive your car or rent one while you’re here. Siesta Key also has a free trolley called the Breeze that will shuttle you all over the Key. Other options include Uber/Lyft, along with several companies that rent golf carts or provide rides for tips only.

Each unit has one covered, secure space which is included in your resort fee. When you check in, you will be provided with a parking space assigned to the unit and will be issued a parking permit that must be displayed on your car’s front dashboard throughout your stay. Any vehicle that does not have a parking permit properly displayed or that is improperly marked may be fined and/or towed in accordance with Florida law. If you’re planning on bringing another vehicle with you, there is a $25 per day charge for additional vehicles – based upon availability. Please check with the front desk prior to arriving with an additional vehicle to confirm availability.

Let’s rephrase this question :Where do my day guests park?

There are a number of parking spots in front of the building marked “visitor” where guests may park; owners/renters must obtain a parking permit from the office for their guests’ vehicles. The parking permit must be displayed on the vehicle’s front dashboard. Visitor Passes are NOT available during Spring Break Weeks and Holiday Weeks. Towing is strictly enforced.

Unfortunately, no. TEN35 Seaside does not allow any trailers, boats, or recreational vehicles of any kind on the property. Please make other arrangements for your trailer, boat, or recreational vehicle while staying at TEN35 Seaside. There are several storage facilities nearby.

Yes, one electric charging station is available at the guest parking in front of the building. We ask that charging station spots only be used during active charging, and any vehicles using the stations are promptly moved after use.

Yes, there are bike racks located on P1 – north end of the garage.

Should you find another vehicle in your designated parking space, please park in an unmarked space and report the vehicle to the office.

Housekeeping Services

The units are all subject to a thorough pre-arrival and post-departure cleaning. In addition, there is a mid-week cleaning. On stays that are two weeks or longer there is a cleaning mid-stay which will include sheet and towel change. There are basic cleaning supplies and washer and dryers in the units for your use during your stay. If you should desire additional cleaning or laundry services, please inquire at the front desk to set up more frequent services, at an additional cost.

Upon guest departure, our housekeeping team thoroughly cleans every home according to our extensive housekeeping checklist. Upon checklist completion, the homes undergo a 3-level inspection from our Executive Housekeeper to ensure that the home is left spotless for the next guest’s arrival.

TEN35 Seaside’s linen program ensures that your sheets and towels will never leave you questioning their quality or cleanliness. We provide premium linens, and our bath towels are built to last, offering a quick-dry technology that is still soft and luxurious to the touch. Furthermore, all of our linens are professionally laundered at an off-site commercial laundry facility by professional laundry attendants. Upon a guest’s departure, all sheets and towels are removed from the residence, and replaced with a new set of linens for the incoming guests. In addition to our extensive linen cleaning procedures, our bedding is also equipped with mattress, box spring and pillow protectors, which are quality control checked, sanitized, and laundered on a schedule.

In-Room Amenities

All units are turnkey furnished, including all bed linens and towels. Starter kits are provided for Bathrooms with toilet paper, soap, and shower amenities. There are trash bags in all the wastebaskets, a roll of paper towels, and starter amounts of dish soap, laundry soap, and dishwasher detergent. Additional supplies will need to be purchased, as well as items such as foil, salt and pepper, napkins, and other kitchen items. Please note, for your safety, we do not allow pantry and/or perishable items to transfer between guests

All the units in the rental program offer free Wi-Fi. The login information with the site name and password will be given to you at check-in.

Yes, the front desk has a printer for use when necessary as well as a small conference room for guest use based on availability.

All residences have a washer and dryer for guest use. One package of detergent will be provided as a starter pack, but any additional detergent will need to be provided by the guest.

Yes, there are hair dryers in each of the rental units.

Your garbage should be placed in a tied garbage bag and disposed into a hallway trash chute. Recyclables are collected separately in appropriately marked cans (details are provided in your welcome packet). The trash chutes are located on each floor next to the stairs. The recycling bins are located on the ground levels on both sides of the building.

An authorized employee or repair person may enter the premises during customary business hours for any purpose connected with the repair, improvement, care, and management of the premises. Courtesy notice will be provided in advance except in emergency situations.

Our Central Air Conditioning Systems are regulated for both heating and cooling to ensure consistent and safe operation of the unit during your stay. Our AC thermostats can be set to cool at a minimum of 72 degrees during the Summer, and it can be set to heat the unit up to 68 degrees during Winter months. These parameters are based on manufacturer and AC Service Technician recommendations, and they ensure that you will have the best possible stay with us, without interruptions. In Southwest Florida, our temperatures can reach into the high 90’s, with humidity in the 80%-90% ranges. When this occurs, air conditioning systems are pushed to the max. These AC systems are only designed to cool a room to 20 degrees below the ambient outside temperature. So, if it is 95 degrees outside, the AC system will only be able to cool the home or unit to 75 degrees respectively. AC systems do not blow colder air when they are set below their capable cooling parameters, they only blow more frequently for longer time periods. If the outside temperature maintains a constant 95+ degrees, the unit will not be able to keep up if they are set below 72 degrees.

Setting the temperature below this can cause increased condensation to build up, prolonged periods of operation with minimum downtime between cooling’s, and the unit will incur damage that could cause it to cease operating. Not everyone is familiar with this situation, or the recommendation for proper HVAC use in Southwest Florida, so we have installed Smart Thermostats that help to ensure your room is a cool 72 degrees or higher depending on your preference, and that it stays that way during your entire stay. While some guests request temperatures of 66-68 degrees, that is just not possible here in Southwest Florida without causing significant damage to the property you are renting. This damage may not surface during your stay, but it might during the next guests stay. In order to ensure the best experience for everyone, we have installed these safeguards. We appreciate your understanding and participation to protect our property, our homeowner’s property, and our guest experience.

Beach towels are provided in each unit based on unit’s maximum occupancy. Renters are responsible for the use and care of the beach towels and will be held accountable for any loss or damage to the room beach towels upon check-out.

On-Property Amenities

Your Property Manager will help to custom curate your vacation experience and can offer recommendations or answer questions pertaining to your upcoming vacation on Siesta Key. They are accessible throughout your stay should you need anything. TEN35 Seaside also offers the services of an on-site concierge who can help with services such as grocery delivery, securing a beach rental or making restaurant or activity reservations.

For serious emergencies always call 911. For emergencies regarding an issue with the physical property you can call our main line at 813-931-2725. For after-hours calls you must leave a message and a team member will return your call promptly.

Yes! We have a fitness center for guest use located on the third floor near the front desk lobby.

Yes, we have a heated saltwater beachside pool, as well as a spa for guest use.

The pool is typically heated between November 1 – May 1. Pool heaters will be set to 84, but temperature is not guaranteed during cold weather.  Pools may take a few days to recover to 84 after cold nights.  Heat pumps will not provide any heat if temperature falls below 55 degrees and are only set to run during daylight hours.

All persons using the swimming pools and beach do so at their own risk. Pool rules are posted at each of our two pools. The public beach (Siesta Beach) to the north of our beach (Crescent Beach) does have lifeguard stations.

The pool is open for use from dawn to dusk. Please be respectful of units near the pool regarding noise levels.

No, hanging laundry garments, towels, bathing suits, or other objects on balconies and patios is prohibited.

Yes, there are 2 gas grills on property, located at the north end of the pool, overlooking the beach.  The grills are first come first served. Guests are not permitted to use any grills other than those provided.

Lounges and chairs are supplied at both the pool and beach area. There are also several tables with umbrellas around the pool decks, and the second-floor beach-front terrace. Beach toys and baby equipment can be rented through an outside rental company, ABC Baby Rentals. Please contact them directly for details.

The resort amenity fee covers the use of all our amenities—including our hot-tub, swimming pool, fitness center, parking, poolside cabanas, beach chairs and umbrellas, bicycles, kayaks, and paddle boards. In addition, all units offer free Wi-Fi.

No, but dining can be found nearby. The property is approximately 2 miles from the Siesta Key Village and just steps away from the South Village, both of which have multiple restaurants from which to choose.

There are no vending or ice machines on property.

Location

TEN35 Seaside is located at the south end of Siesta Key Beach directly on the beach. Just steps away from the Point of Rocks and a short walk from Siesta Key Village.

Siesta Key Village is a short walk down the beach or a quick bike ride to the north. If you are looking to stay closer to the property, the South Village has a variety of shops and restaurants right outside your back door.

Siesta Key is 3.5 square miles and 8 miles long. 2.4 square miles on the island are land while 1.1 square miles are water. The island’s population is 7,150 with a density of 3,120.1 people per square mile.

Siesta Key can be easily driven to from the south Sarasota area by driving west on Stickney Point Road across the Stickney Point Bridge, or by going driving west on Siesta Dr to Bay Isle and continuing south onto Higel Ave.

The Sarasota/Bradenton International Airport is the closest option to Siesta Key for air travel, and it is about a 25-minute drive away. St. Petersburg/Clearwater International Airport is about a 1-hour drive, while Tampa International Airport is about 1 hour and 15 minutes away.

Every airport will have options available for rental vehicles to travel to Siesta Key directly, or you can choose to take a taxi/Uber.

No matter what time of the year you decide to visit Siesta Key, you’ll find plenty of exciting things to do and attractions to keep you busy, especially when it comes to beachgoing and ocean sports. Visiting the world-famous beaches on the island is one of the most common activities, and on any given warm day you’ll find the public beaches on the island packed. Other activities that are popular include fishing charters, kayaking, dining, shopping, and plenty of seasonal events

On the island itself, there is a 7-11 convenience store on Midnight Pass Road, just to the south of Stickney Point Bridge. There is also Morton’s Market in the Siesta Key Village at the north end of the Key. On the mainland, just after crossing Stickney Point Bridge and Tamiami Trail/Route 41, there is a Publix Supermarket.

Siesta Key Village is located just to the north (five-minute or so drive) and the quickly growing South Village is just a few blocks away. In both areas, there are multiple casual and upscale dining spots (for breakfast, lunch, and dinner) as well as ice cream/gelato shops, bars and pubs, gift/jewelry/souvenir stores, wine/liquor stores, clothing shops, Davidson Pharmacy (one in each location, both with a U.S. Post Office window inside), and other services and shops (from hair/nail salon to fish market and massage studio). Many guests delight in “never leaving the Key” once they arrive!

Miscellaneous Rules and Regulations

Owners or guests shall be responsible for destruction, damage, or defacement of buildings, facilities, and equipment caused through their own acts and/or the acts of their guests and children. This also includes damage to any household items within the unit that occurs during the renter’s occupancy, excluding normal wear and tear. Any damages will be charged to the credit card on file. Damages include smoking in the unit and leaving the unit in an excessively unkempt manner.

Quiet hours are observed starting at 10 p.m. No loud music or parties are permitted on the property. Please be mindful of loud music and loud voices or activities, especially outside and around the pool area as sound travels much more easily over water.

The Noise Ordinance is in effect from Mon-Fri: 10 pm-7 am and Weekends and Holidays: 10 pm-10 am.

Please be respectful to our neighbors. If the Police are called, they will issue one (1) warning first, and we will be notified that this has occurred. Second or more notices may result in a $75+ fine and could result in eviction without refund. These ordinances are strictly enforced, and any fines will be the responsibility of the guest.

Beach furniture should not be removed from the property or taken into the saltwater. Beach chairs and umbrellas will be collected by the beach attendants at the end of the day. Per agreement with the attendants. All personal property must be removed from the beach by sunset. Please wash sand from feet, shoes, and toys when leaving the beach. No bonfires, open fires, or fireworks of any type are permitted on the beach or anywhere on the premises.
